Creating Value By Identifying Opportunities

MASDEV is focused on creating value by identifying opportunities to develop/redevelop prime under-utilized land parcels and underperforming retail centers in South Florida. The Company's investment strategy contemplates the co-development of properties with other retail developers which have existing development, leasing and property management infrastructures. MASDEV proposes to take responsibility for sourcing new opportunities, contracting to purchase the respective properties, creating a detailed development or redevelopment plan, designing the site plan and elevations, obtaining all necessary entitlements from local governmental agencies and initiating national and regional tenant interest.

  • Targeting locations where there is limited land available for development and where management's vision and tenant relationships can create a potential premium valuation for the respective project.
  • Prior to closing on the acquisition of any property, MASDEV will create a site plan and obtain tenant commitments which will immediately create a premium valuation for the property.
  • Acquisition of existing retail land parcels under contract with extended due diligence periods in locations where there is substantial tenant interest and the ability to obtain or modify existing entitlements.
  • Obtaining pre-leasing commitments from national and regional retailers to assist in obtaining financing commitments.
  • Acquisitions of land will range from $5 million to $25 million, while the acquisition of existing developments will range from $20 million to $75 million.
  • Target "in-fill" sites capable of supporting retail centers of between 125,000 SF and 500,000 SF.
